Are you thinking about selling your house but want to make sure you can get top dollar for it? Of course you do, especially now that 97% of top-selling real estate agents who participated in HomeLight’s Q1 2021 survey say they’re experiencing a very strong (and competitive) seller’s market!
Adding a cool new pool feature to your home in order to make it more marketable can be very expensive. If you’re looking to sell your home for cash, it might be a much better option to contact a company who buys homes fast.
Right now, pools are in. Homebuyers are looking for homes with pools and if you have one, you can up your pool game with these 7 pool upgrades.
1. 62% want an outdoor kitchen
If you’re tired of the kids running to the kitchen straight out of the pool without drying off, you aren’t the only one. Buyers are drooling over homes with a pool area that features an outdoor kitchen because it keeps the house clean but it also makes it so much easier to entertain guests and they don’t have to miss out on the fun while cooking that delicious BBQ lunch.
2. 46% want a safety fence
If you have an in-ground swimming pool, chances are you probably already have a safety fence because it’s required in your area. However, is your fence safe enough? Buyers are looking for a self-latching, self-closing gate that is at least 4-feet tall, has strong mesh and is supported by triple-reinforced poles. It may sound like a lot, but when it comes to safety, nothing is too extreme!
3. 43% want an updated deck surround
When you aren’t in the pool or getting your grub on, chances are you’re lounging around the pool on the deck. Well, buyers aren’t satisfied with a deck that’s seen better days. They want decks that are safe (no loose boards allowed!), is large enough for relaxing, and looks great. Keep in mind that a deck can be updated a variety of ways so it’s important to choose a design that compliments the overall style of your home.
4. 38% want a hot tub or spa
It isn’t enough to just have an in-ground pool anymore, people are vying for the ultimate sign of luxury and that is a hot tub or spa. By having one of these in your pool area, you could easily rest your weary bones in the hot tub for a bit and when you get too warm or feel limber enough, take a dip in the pool. It doesn’t get much better than that!
5. 36% want upscale hardscaping
Curb appeal is always a big selling point for people who are looking to buy a house. Part of that curb appeal includes hardscaping. There’s something about natural materials being used to accentuate the overall design of the yard that elevates the curb appeal several notches. Whether you do it yourself or hire a professional landscaper to do the hardscaping, you’ll be amazed by the difference some boulders, wood trim, and paver walkways can make.
6. 26% want a sound system
No backyard get-together is complete without music – it’s just not possible! Buyers want to be able to host their guests and play music without lugging around a bulky stereo or trying to make a small bluetooth speaker be enough. They want a built-in sound system that’s bluetooth compatible so all they have to do is connect their phone, select their favorite music app and hit play.
7. 22% want a water feature
Okay, this may seem redundant because the pool is a water feature, but buyers crave that added touch of luxury that only a water feature or even a water wall can bring. Lucky for you, most contractors who do hardscaping can build water features too, so you can kill two birds with one heavy stone!
Trying to sell your home when it’s a strong seller’s market is going to be super easy, especially now when it’s so competitive. However, when you have the features that buyers want, your home is going to sell that much quicker. These upgrades may cost a pretty penny, but you’ll see that pretty penny turn into zeroes when the offers come rolling in.
